In 2013, the Greece Residency by Investment was introduced by the Government. On this note, applicants are offered a 5 years residence permit renewed every 5 years. The Greece Residency program offers a residency with no stay requirement. Individuals above the age of 18 are qualified to apply for the program. Also, the applicant must be in good health condition and without a criminal record. Furthermore, the applicant should be ready to make a purchase,
lease, or invest in real estate.

GUIDELINES FOR PERMANENT RESIDENCY IN GREECE
1. Document Screening
We assist you in screening your document in preparation for government approval. For this process to go smoothly, applicants are expected to make a down payment for opening the application. We would offer professional assistance and advice towards the collection of required documents.
2. Apply for Entry Visa
All applicants must first apply for an entry visa to the Greece consulate right in their homeland. A type C Schengen visa or type D national visa is needed to buy property in Greece.
3. Secure Investment
We help applicants get the Greece property that meets the Government’s required investment for a residency permit. We also fast-track the property purchase document with the buyer, so we can use them to apply for Permanent Residency in Greece.
4. Travel to Greece
Applicants are expected to travel down to Greece to get their passports stamped. After which, the application for the Greece Residency permit can be submitted.
5. Preparation of Property Purchase Document
We shall assist in preparing the purchase document for the property. For this aspect, property purchase funds and taxes need to be paid.
6. Submission and Approval
The application is then forwarded to the Directorate of Immigration. If the Secretary-General approves the request, the applicant (investor) and family can get the residence permit.
Note : Once the balance for professional fees is settled, the Residency Cards and National IDs can be sent to the applicant by courier.
Approval of Greece Residency is the sole decision of the Greece government. However, the application may be turned down based on the following reasons; if it is discovered that the details on the application or documents presented are false if the applicant is associated with a body or event that would tarnish the image of Greece, engaged or investigated for a criminal offense.
COST OF GREECE PERMANENT RESIDENCY
For applications to get approved, applicants need to meet up with these requirements:
1) Real Estate
Applicants would be required to buy a property anywhere in Greece.
Minimum investment – EUR 250,000
Added Fees
The following are additional fees to be paid alongside the purchase of real estate:
Legal fee for purchase – 1% plus VAT
Legal fee for RPs – EUR 3,500 per family plus VAT
Notary contract – 1,2%
Land Registry – 0,5% (approximate)
Transfer tax – 3,09%
Government RP fee – EUR 500 per adult
Our professional fees, certificate of Citizenship, a passport, official application forms, courier, and other disbursement are the main costs associated. Notwithstanding, a detailed quotation will be provided for transparency purposes.
PROGRAM DURATION
The Permanent Residency in Cyprus application duration is expected to take 6 months. The first stage is the collection of every necessary document. This process can be faster if the applicant gets the required documents on time. We use professional guidelines and samples to help applicants through this stage.
However, applicants should note that the evaluation stage is dependent on the Government’s schedule, which we have no regulation over. We join efforts with the authority in charge through the whole procedure, ensuring we get our clients (applicant) approval for Residency as soon as possible.

LEGAL GOUNDWORK
Greece introduced Law 4146/ 2013 on April 18, 2013. It provides a renewable Residency Visa to foreigners who would invest a minimum of 250,000 Euros in real estate located in Greece. Applicants can renew the issued 5 years residency permit continuously every 5 years, provided the requirements for the Residency permit are maintained by the investor (applicant). However, a right to employment is not included in the residency permit.
