ABOUT PORTUGAL PROGRAM
In October 2012, the Government of Portuguese signed a law to launch the Residency by investment program. This program is also referred to as Golden Visa Program. Applicants for this program must be above 18 years, in good health condition, and without a trace of criminality on their record. Also, in the first 5 years, the applicant is expected to visit Portugal for at least 7 days. Furthermore, the applicant must make a purchase of the real estate, create an enterprise in Portugal or make a capital transfer.

GUIDELINES TO PERMANENT RESIDENCY IN PORTUGAL
1. Document Screening
We assist you in screening your document in preparation for government approval. For this process to go smoothly, applicants are expected to make a down payment for opening the application.
2. Collection and Translation of Document
We will guide you through the collection of the required documents. Also, we will assist in the translation of your documents to the Portuguese language and fast-track the legalization of the documents at the Portuguese Consulate.
3. Investment and Biometric
At this stage, the investor (applicant) will travel to Portugal to make the required real estate investment, capital transfer, or create a business. At the same time, the applicant will visit the Portuguese immigration service for biometric purposes.
4. Transfer of Funds
As soon as he gets to his home country, the investor is expected to make a transfer of the required amount into his Portuguese account.
5. Submission of Documents To the immigration Services
As soon as the property purchase is made and the entire registration is done, the documents are tendered to the Immigration Services for the application for Portugal Residency. Also, the applicant will pay the processing before submission. Note that it takes about 3-5 working days to complete the property purchase and registration.
6. Immigration Approval
After applying for Portugal Residency, the Immigration Services get it approved under normal circumstances.
7. Process Residency Cards
When the processing fee payment is made, the Immigration Services begin the residency cards processing. The duration of this process is between 3-and 4 weeks. The cards will be sent to us by a courier as soon as the Immigration Services issue them.
8. Applicant Fulfils Residency Requirement
The applicant is expected to visit Portugal for at least a week to fulfill the residency requirement after all the processing is completed.
COST OF PORTUGAL PERMANENT RESIDENCY
Through Act 63/2015 and Regulatory Decree 15-A/2015, in July 2015, the formal options for Permanent Portugal Residency were revised, and new options were added. They are as follows:
Property Purchase
a) Acquisition of one or more than one properties anywhere within Portugal
Non-Residential Property- EUR 500,000
Non-Residential Renovation Property – EUR 350,000
b) Acquisition of one or more than one properties older than 30 years or located in metropolitan regions within a stated location in Portugal
Property in low-density areas – EUR 400,000
Renovation Properties in low-density areas – EUR 280,000
Added Fees
There are some additional fees to pay, apart from the purchase of real estate:
Property Transfer Tax (IMT) – 6-8% (depending on the purchase price)*
*6.5% for non-habitational purposes
Annual Property Tax (IMI) – 0.3 – 0.8%
Additional Municipal Property Tax (AIMI) – 0.4 – 0.7%
Stamp Duty – 0.8%

PROGRAM DURATION
The duration of 6 months is the specified timeframe for the residency application process.
However, the initial duration of document collection could be a bit longer depending on how fast the applicant provides the required documents. We are fully on the ground to assist our client (applicant) pass-through this stage faster with samples and professional advice.
The duration of the renewal stage depends on the availability of the agency that would handle it. We have no regulation over this particular process. However, we assure you that we work with the best Government agencies to hasten the entire process and make our client (applicant) get quick approval.

LEGAL GROUNDWORK
Order n. 1661-A/2013 Act n. 29/2012 of August 9, amending Act n. 23/2007 of July 4, laying down the condition for the entry, permanence, and exit of foreign nationals from Portugal territory, has offered for a new special legal resident permit for the conduct of investment activities in Portugal.
This amendment permits a minimum residency requirement of 7 days per year for 5 years, after which applicants and their families can apply for Portugal Citizenship.
